Home sales suffer double-digit drop in February

The Massachusetts Association of Realtors announced Tuesday that sales had fallen off. Average sale prices also fell from the previous month, though both single-family homes and condo prices were still higher than they were a year ago.

In February, there were 2,353 sales of detached single-family homes, down 13.1 percent from 2,707 sales in February 2002 and down 18.8 percent from 2,898 sales in January 2003.

The MAR says that the year-to-year comparison is a more accurate reflection of sales trends, particularly due to seasonal changes.

Detached single-family homes sold for an average of $340,166 in February 2003, up 11.1 percent from $306,295 in February 2002, but down 9.8 percent from $373,584 in January 2003

Likewise, there were 834 condominium sales in February 2003, down 5.2 percent from 880 sales in February 2002 and down 19.3 percent from 1,033 sales in January 2003.

Condos sold for an average of $237,439 in February 2003, up 3.7 percent from $228,978 in February 2002, but down 4.4 percent from $248,342 in January
